Ducky asked: My S/O and I are planning to move by the end of August. We want to move into a 3 bedroom plus a den or possibly a 4 bedroom (we have 3 kids) and would like to be in the metro area with good schools. Does anyone know any good property mangers that I could contact that would have a good idea of what properties that they would have available around that time frame? Sites that I could check out would be great, I don’t have allot of time to go driving around or to spend on the phone asking questions so it is easier for me to keep track through sites and email. Thanks so much for any help!
Additional Details;
We are wanting to live in the Missouri/Kansas City Metro area; Overland Park, Shawnee, Lenexa, Independence, Belton etc.
I have contacted allot of property managers through rentals.com but I guess no one has had time to get back to me or they just don’t feel that it is worth it since we won’t be moving till the end of August.

My wife is taking a position that will relocate us to the Kansas City area. She will be working out of Overland Park, KS. We do not want to rent, but do not want to buy a house for 200-300 hundred thousand without checking out everywhere in the area to make sure we make the right decision regarding our permanent home. This could take a year or so, maybe longer. We’ve come to the conclusion that we want to buy a house in the 75-125 thousand range, live in it during are transition period, and then rent it out when we purchase our permanent home. Houses in this price range usually come with neighborhood issues. We are aware of this, but would like to find neighborhoods with the least amount of “problems”. We’re currently looking at a house online that is on Garfield Ave, KC, MO side. I would like to purchase a house in MO area within a driving distance of 25 min to Overland Park (taxes are cheaper in MO), and downtown KC. If you could let me know how this particular area is, or if you have some suggestions it would be appreciated.

gg asked: We can only afford a $160,000 home right now.
We want to eventually move to Southern Ohio / Northern Kentucky to be closer to my parents.
We presently live in Overland Park, KS.
Should we:
1. Buy a home for $160,000 here, stay a few years, then use our equity to buy a bigger home in Kentucky?
OR
2. Buy a home for $160,000 in Kentucky.
The dilemma is this: Homes in Overland Park, KS are expensive, but the prices keep going up because everyone wants to live here. It is a great place to live. We can’t get hardly anything decent for $160,000, but I figure that in a few years, the prices will be much higher. If that figure ends up being 200,000 or higher, that will buy a nice home in Kentucky.
(I lived with a gal who bought her home at 90,000, lived in it 3 years, did nothing to fix it up, and sold it for $150,000.)
I am afraid that if we just move to Kentucky now and get a $160,000 home, that the price will never go up and we will be stuck..

We sold our home in 5 days (still can’t believe it). We are living with family while our new home is being built. Our estimated close date is late December. With rates up .5 to .75 since we started the process, I’m wondering whether we will need to plan on paying points to get the rate down a little. We live around Overland Park, KS if it matters.

gg asked:
Is this really a law?
Our landlord says that if there are 2 adults and a baby over 6 months of age, that we will be forced to rent a larger apartment.
She said that it is the apartment’s policy and that she is almost certain that it is a law in Overland Park, KS. When I talked to someone else about it, they said that it IS a law.
(BUT there are 5 adults and 2 kids living in the 1brm next door!!!)
In addition to this, she gave us the option of just paying month to month for the next 3 months while we decide what to do. We presently pay 700 per month, but would have to pay 800 per month if we went month to month. Is this reasonable?

I live in Overland Park, Kansas and want to find someone who really understands the reals estate market in my neighbood. I think finding someone who is selling homes within the last few months will probably be a good indicator of this knowledge. How do I find out which agency or agents are selling homes as the listing agent? Is there a website with this information.
